If so, it might be better for you to focus on paying down those debts before taking on the responsibility of a mortgage.

If everything looks good and you think your finances will allow for the extra payment each month, then it's time to start looking into different loan options. There are many different types of mortgages available, including fixed rate and adjustable rate mortgages. Fixed rate mortgages are great because they stay the same throughout the duration of your loan term and don't change based on current interest rates. You'll also need enough money for down payment (at least 5% of the total purchase price), on top of any fees associated with the loan.
